Street parking is restricted in both in Ranchero Estates and Buckskin Valley. Park off pavement.
It is posted in both subdivisions.
Parking for the beach/park is in the lot directly in front. Do not block the mailboxes and no
double parking. Parking for the launch is adjacent to it on the dirt lot. This lot is not owned by
the association so please be respectful. No trailer parking in the beach area parking lot.
You should have received 2 keys from the previous owner or your escrow company. They will
open the park gate, the restroom inside the park and the launch ramp lock. You cannot
duplicate this key. If you lose a key they can be purchased for $250 ea. These keys are for
HHPOA homeowners only. It has been stamped with your lot # on it. We have in the past had
keys duplicated for “others” and that is why we have gone to a very expensive, unable to
duplicate key.
Beach/Park rules are posted on the gate. Remember all dogs large, small or otherwise MUST
BE ON A LEASH AT ALL TIMES when at the park and launch ramp. Doggie waste stations are
provided so please use them.
The large dumpster is for disposal of park trash, lawn clippings and trimmings from the park.
The trash cans inside the park are for you to use when you’re at the park, they are NOT for
your household trash. There is a free county disposal station off of golf course rd.
No glass bottles allowed at the park.
No fireworks allowed at the park.
Gate to the park should remain closed at all times. Please help keep your park and launch area
clean.
All Guests using the beach must be accompanied by property owner as it states in the
Amended License. Docket # 964 pgs 554-558 (This document pertains solely to the
Beach/park and launch properties)
Launch Ramp gate must remain closed and locked at all times. This includes after you’ve
finished launching. It is your responsibility to be sure this happens. This is a Private Launch
Ramp. You may not leave your vehicle unattended at the water after you launch for any period
of time.
Please be courteous to others at the ramp. Swimming is designated for the park/beach area
and not for the launch ramp area.
Please refer to the CC&R’s for important regulations regarding setbacks and height
requirements etc. Structures such as garages, additions, awnings and walls must meet HHPOA
requirements. Complete the Property Development Form and submit to the Board for approval.
You must also obtain all required permits from La Paz County
Trash service is available thru Republic Services. Cans should be brought in from street the
same day as service. (Thursday)

Nuisance: No unlawful, offensive, noxious or immoral activity or condition carried on or
maintained upon a lot, tract, or parcel, nor shall anything be done or permitted thereon which
may become a nuisance or annoyance to the neighborhood or to a neighboring lot or property
or the owners thereof.
It is the request of the HHPOA board and members that the property owner make aware to the
tenants that a “good neighbor” policy is the best approach and quiet time should be respected
after 11 PM
